We will review contract and addenda for missing signatures/initials (also applies to agency/brokerage documentation if included).
Send introductory email and calendar holds to buyer(s)/seller(s) highlighting contract details and dates. Introductory email will include link to our ‘Buyer’s & Seller’s Transaction Checklists.’
Open lines of communication and send executed contract to closing attorney/title company and lender (if applicable).
Work with buyer(s)/seller(s) to coordinate due diligence fee and earnest money deposit. Obtain acknowledgments for due diligence fee and earnest money deposit.
Schedule inspection(s).

Send closing attorney/title company information sheet to buyer(s)/seller(s) to complete.
Schedule any additional inspection(s) needed, confirm necessary repair request form(s) are signed by seller(s) prior to end of due diligence period, and confirm repair receipts are sent to buyer(s).
If applicable, confirm appraisal and survey have been scheduled and completed prior to end of due diligence period.
Confirm buyer(s) are able to finalize home insurance and home warranty (if applicable).
Send utility information to buyer(s) and confirm utility stop date with seller(s).
If both parties agree to terminate contract, confirm the necessary termination paperwork has been signed by all parties.

Confirm closing disclosure has been sent to agents(s) and buyer(s)/seller(s) for final approval.
Work with buyer(s)/seller(s) and closing attorney/title company to schedule time for closing and send calendar holds.
Schedule final walkthrough and send calendar hold (key transfer will be confirmed during scheduling of final walkthrough).
Confirm funds are with closing attorney/title company and deed has been recorded before allowing keys to be released to buyer(s).
Send all contractual documents to buyer(s)/seller(s) and agent(s) for their own records.
